The most important reason to get a home inspection is knowledge. Purchasing a house is a huge financial decision whether it is for an investment or for a place to call home. Either way, knowing the true condition of such a large purchase is important. That is why when making a decision of this size you should always contact a professional. I am a highly educated, well trained, neutral third party. I am there to give you a professional opinion of the condition of the residence as well as a written report. Simply put, the house will “speak for itself.” Many homes I have pulled up to have looked beautiful from the driveway but, upon further inspection, have concealed tens of thousands of dollars in damages. The same rings true of the reverse. I have seen 50+ year old homes that look awful as I pull up but, are in close condition to what the buyer expected. Most sellers are honest in their disclosure and may not be aware of defects in their home. The bottom line is when making a decision don’t you want to have all the information not just some of it?

Q. Should I be there for the entire inspection?
A: It is not reqired for the client to attend the inspection but, it is highly recommended. The client should be there for the start of the inspection to sign necessary papers then at the end for the walk through. The client should not be present during the physical inspection of the property. The best tools any inspector has are his senses: sight, hearing, smell, feel, and occasionally taste, the less obstructed those are when the inpector does his work the better his work will be. Often when buyers attend an inspection they will want to stay by the inpector and ask lots of questions this distracts the inspector from being able to use all of his tools at once. During the walkthrough at the end of the inspection the client will have as much time as they need to ask as many questions as they would like. So as stated it is important to attend the inspection but not necessary.


Q. When will the inspection report be ready and how will I receive it?
A: Inspection reports are done by 5pm the following day and delivered via pdf email to both the buyer and the buyers agent. An emailed copy can be provided to the listing agent upon request. If hard copies are necessary they will be sent out standard mail with an additional $25 cost.

Q. How much does a home inpsection cost?
A: A homes age, size, location, and method of construction are all factors that determine the cost of a home inspection. Small condos are around $250, normal houses are $300-$350, and large homes are approximately $400. Howerver, there is no printable exact formula because I will do a 3500 sq ft home built in 2005 less expensive than a 3000 sq ft home built in 1950. The best answer is to call immediately for an accurate quote.

Q. Will a home inspector find every problem that is wrong with the house?
A: A home inspection by its natrue is limited to what can be readily excessible to a professional. We do not dissasemble systems or pull walls apart, so there is limitations on what can be found. I am a professional that takes an extensive walk through of the property and preforms a visual and at times physical inspection of the property to give a report of the overall condition of a property.

Q. Are you licensed?
A: In California there is no such thing as a licensed home inspector. I am certified which most other inspectors are. If someone says they are a licensed home inspector you should be weary because they don’t know about the trade they say they preform. Along with being cetified I am a member of the Housing Inspection Foundation and preform at least 30 hrs continued education yearly. Clients should always feel cumfortable calling the inpectors and asking specific questions to better understand the capabilities of their inspector and the scope of their knowledge. Roof: ventilation, flahing, valleys, condition of roof coverings, skylights, plumbing, vent, etc.

Exterior: chimneys, gutters, siding, trim, soffit, fascia, flashing, caulking, windows, screens, slab on grade foundation, framing, weather stripping, door condition etc.

Electrical: main service panel, service entry, outlets, GFCI, etc.

Garage: type, automatic opener, floor, sill plates, overhead door, service door, electric, fire seperation walls and doors, etc.

Kitchen: counter tops, cabinets, plumbing, walls, installed apliances, electric, etc.

Bathrooms: sinks, tubs, showers, toilets, faucets, walls, ceilings, doors, fans, GFCI, etc.

Rooms: bedrooms, living areas, etc.

Interior: windows: fireplace, stairs, smoke detectors, etc.

Attic: insulation, HVAC ducts, roof structure, etc.

Plumbing: water service, water heater, flow, drainage, etc.

HVAC systems: heating systems, cooling systems, etc.
