What is a home inspection and why should I get one?

A home inspection is a physical and visual inspection of the major and minor components of a house and property to determine their functionality. It is not an exhaustive technical break down of each component but it does give substantial insight into working conditions of the major components of a residential building. These components are the: grounds, roof, exterior, garage, kitchen, laundry area, bathrooms, bedrooms, interior, attic, accessible crawlspaces, heating systems, A/C systems, plumbing, electrical main panel, and electric fixtures, switches, and receptacles.
The most important reason to get a home inspection is knowledge. Purchasing a house is a huge financial decision whether it is for an investment or for a place to call home. Either way, knowing the true condition of such a large purchase is important. That is why when making a decision of this size you should always contact a professional. I am a highly educated, well trained, neutral third party. I am there to give you a professional opinion of the condition of the residence as well as a written report. Simply put, the house will “speak for itself.” Many homes I have pulled up to have looked beautiful from the driveway but, upon further inspection, have concealed tens of thousands of dollars in damages. The same rings true of the reverse. I have seen 50+ year old homes that look awful as I pull up but, are in close condition to what the buyer expected. Most sellers are honest in their disclosure and may not be aware of defects in their home. The bottom line is when making a decision don’t you want to have all the information not just some of it?

If you are planning on buying a bank owned or foreclosed home in San Diego please be aware that the banks will not disclose the condition of the home, and therefore it become the buyers responsibility to thoroughly inspect or have inspected the condition of the home. There is no occupying owner (as is typical with most real estate transactions) that is required by law to reveal any latent or hidden defects, safety concerns, or maintenance recommendations. We cannot stress enough how essential your San Diego Home inspection becomes so you can be fully aware of what you are getting into before you make what is for most people the largest purchase of their life.
