What is a home inspection and why should I get one?

A home inspection is a physical and visual inspection of the major and minor components of a house and property to determine their functionality. It is not an exhaustive technical break down of each component but it does give substantial insight into working conditions of the major components of a residential building. These components are the: grounds, roof, exterior, garage, kitchen, laundry area, bathrooms, bedrooms, interior, attic, accessible crawlspaces, heating systems, A/C systems, plumbing, electrical main panel, and electric fixtures, switches, and receptacles.
The most important reason to get a home inspection is knowledge. Purchasing a house is a huge financial decision whether it is for an investment or for a place to call home. Either way, knowing the true condition of such a large purchase is important. That is why when making a decision of this size you should always contact a professional. I am a highly educated, well trained, neutral third party. I am there to give you a professional opinion of the condition of the residence as well as a written report. Simply put, the house will “speak for itself.” Many homes I have pulled up to have looked beautiful from the driveway but, upon further inspection, have concealed tens of thousands of dollars in damages. The same rings true of the reverse. I have seen 50+ year old homes that look awful as I pull up but, are in close condition to what the buyer expected. Most sellers are honest in their disclosure and may not be aware of defects in their home. The bottom line is when making a decision don’t you want to have all the information not just some of it?
Important notice for buyers of bank owned or foreclosed homes.

If you are planning on buying a bank owned or foreclosed home in San Diego please be aware that the banks will not disclose the condition of the home, and therefore it become the buyers responsibility to thoroughly inspect or have inspected the condition of the home. There is no occupying owner (as is typical with most real estate transactions) that is required by law to reveal any latent or hidden defects, safety concerns, or maintenance recommendations. We cannot stress enough how essential your San Diego Home inspection becomes so you can be fully aware of what you are getting into before you make what is for most people the largest purchase of their life.

Frequently Asked Questions

Q. How long will the home inspection take?
A: A typical single family home inspection takes about 2 hours on site and additional hours are required to write the report off site. Custom built homes, homes with an excess of 2500 sq ft, or homes that are more than 50+ years old with crawl spaces, will take longer. Condo’s may take less time as there are less exterior items and more restrictions as to what an inspector can access. When calling for a quote on price an estimate of time can be given.
Q. Should I be there for the entire inspection?
A: It is not reqired for the client to attend the inspection but, it is highly recommended. The client should be there for the start of the inspection to sign necessary papers then at the end for the walk through. The client should not be present during the physical inspection of the property. The best tools any inspector has are his senses: sight, hearing, smell, feel, and occasionally taste, the less obstructed those are when the inpector does his work the better his work will be. Often when buyers attend an inspection they will want to stay by the inpector and ask lots of questions this distracts the inspector from being able to use all of his tools at once. During the walkthrough at the end of the inspection the client will have as much time as they need to ask as many questions as they would like. So as stated it is important to attend the inspection but not necessary.
Q. When will the inspection report be ready and how will I receive it?
A: Inspection reports are done by 5pm the following day and delivered via pdf email to both the buyer and the buyers agent. An emailed copy can be provided to the listing agent upon request. If hard copies are necessary they will be sent out standard mail with an additional $25 cost.
Q. How much does a home inpsection cost?
A: A homes age, size, location, and method of construction are all factors that determine the cost of a home inspection. Small condos are around $250, normal houses are $300-$350, and large homes are approximately $400. Howerver, there is no printable exact formula because I will do a 3500 sq ft home built in 2005 less expensive than a 3000 sq ft home built in 1950. The best answer is to call immediately for an accurate quote.
Q. Will a home inspector find every problem that is wrong with the house?
A: A home inspection by its natrue is limited to what can be readily excessible to a professional. We do not dissasemble systems or pull walls apart, so there is limitations on what can be found. I am a professional that takes an extensive walk through of the property and preforms a visual and at times physical inspection of the property to give a report of the overall condition of a property.
Q. Are you licensed?
A: In California there is no such thing as a licensed home inspector. I am certified which most other inspectors are. If someone says they are a licensed home inspector you should be weary because they don’t know about the trade they say they preform. Along with being cetified I am a member of the Housing Inspection Foundation and preform at least 30 hrs continued education yearly. Clients should always feel cumfortable calling the inpectors and asking specific questions to better understand the capabilities of their inspector and the scope of their knowledge. Feel free to call any time.

Here’s what some of our clients have said about Aslan Home Inspections:
“We’re new to the San Diego area and needed assistance buying a home. We feel so fortunate that our realtor recommended Aslan Home Inspections. They evaluated every detail of the San Diego condo we wanted to buy. Their inspection gave us peace of mind.”
Linda Smythe
San Diego, CA
“As first-time home buyers, we were unsure of what things to look out for when making our decision. Asher gave us guidance in pointing out potential problems with the home we were considering, and he offered useful suggestions for more carefree maintenance.”
Dave Kaplan
Clairemont, CA
“Have you ever heard of the movie the ‘Money Pit?’ That could have been our life story if we’d bought the home we were considering. Thanks to Aslan Home Inspections, some major problems in the house were brought to our attention, and we were able to back out of the purchase before it was too late.”
Barry Neufield
La Jolla, CA
“When Asher Lord looked at the home we wanted to buy, he noticed evidence of carpenter ants in some of the floorboards. We would never have known about them if not for him, as the seller himself didn’t even know they were there. In the end the seller paid to have the house treated and the damaged floorboards replaced. If the Aslan inspector hadn’t noticed the ants prior to the sale, those costs would have come out of our pocket.”
Melanie Nardini
Lancaster, CA
“We refer all of our clients to Aslan Home Inspections. We know Asher will do a thorough job and will treat our clients professionally.”
Kimberley Wilson Remax Properties
Lancaster, CA
“We learned our lesson with our first home. We bought a house without having it inspected. Within six months, we had to spend thousands to replace the AC system and repair the roof. Since that experience, we have relied on Aslan Home Inspections to help us detect any potential problems in homes we’re considering buying.”
Jackie Romero
San Diego, CA
“We have bought five houses over the past 20 years and always paid for a professional inspection. The report that Aslan Home Inspections produced was the most extensive and detailed report we’ve ever received.”
Kendra Groggin
Del Mar, CA
“We asked Elsa Home Inspections to inspect our new construction home at the advice of our lawyer. We never expected them to find any problems. Much to our surprise, they noticed several major flaws including an improperly installed range hood in the kitchen and unsealed windows in the bedrooms. The builder agreed to correct the problems before we closed. I doubt he would have been quite so cooperative if we’d found out about these problems after living in the house for a few months.”
Charles Ruthledge
El Cajon, CA
