Our Approach
Our approach is first of all hands on. It is a visual and physical inspection of the readily accessible installed systems and components of the property. We will arrive at the property before the clients and realtors. We start by inspecting the grounds then working to the exterior of the house and then to the roof. Upon entry into the residence we will then inspect the garage, kitchen, bathrooms, bedrooms, living areas and any other interior sections of the home.
We inspect:
- HVAC-Heating and Air Conditioning Systems
- Electrical- Main panel, Outlets, Switches, GFCI, etc.
- Plumbing- Water Heater, Main Service Entry, Toilets, Fixtures, etc.
- Crawlspace- If there is a crawlspace I do go in them to check for plumbing leaks etc. as long as the crawlspace is sealed and safe.
- Attic- Check HVAC Ducts, Roof, Insulation, Etc.
- Grounds- Fence, Gate, Parking, Porch, Patio, Patio Cover, Hose Bibs, etc.
- Roof- We do go on roofs as long as they are not tile and it is safe
- Exterior- Siding, Trim, Caulking, Windows and Screens, Etc.
- Garage- Automatic Openers, Overhead Doors, Fire Walls and Doors
- Bathrooms- Electric, Windows, Fans, Plumbing, Toilets, Etc.
- Bedrooms- Electric, Windows, Doors, Etc.
- Living Areas- Electric, Windows, Doors, Etc.
- Interior- Leaking Insulated Glass, Stairs, Smoke Detectors, Etc
- Kitchen- Counters, Cabinets, Appliances, Plumbing, Etc.
After the inspection a thorough walk-through of the property and residence is done with the buyer and the agent. Inspection reports are delivered by the close of business the NEXT day by PDF email. Hard copies are available upon request.
